Are there fees or commissions?+
There are no agent commissions on our direct purchase. We typically cover the ordinary closing costs specified in the written agreement.
Do I have to make repairs?+
No. We evaluate the property as-is. You do not need to clean it out, stage it, or complete repairs for us.

Can you close in seven days?+
Sometimes, but not every property should be promised a seven-day closing. Clear title and straightforward ownership can move quickly. Probate, lender, solar, lien, or occupant issues usually take more coordination.
Can you help if the property is in probate?+
We can help with the property evaluation, title and escrow coordination, and a possible as-is purchase. Probate authority and legal decisions should be handled with a qualified attorney.
Can you stop a foreclosure?+
No private company can guarantee that. Depending on the timeline and facts, there may be reinstatement, loss-mitigation, listing, or sale options. Contact us early and speak with qualified legal or housing professionals when appropriate.
What happens to belongings left in the house?+
That can often be addressed in the purchase agreement. Tell us what you want to remove and what you may need to leave behind.
